The median rent in Point Cook is $350 per week and the median mortgage repayment is $2200 per month. possibly slightly outdated but regardless does seem overly financially stressful.

  5. yeah agree no warranty wouldnt touch a euro. Biggest mistake people make is buying a second hand euro which has depreciated a heap but they forget the repairs / maintenance / parts are priced according to original price..

  9. yeah naturally as the rental return and tax deductions will offset the second loan as opposed to one non tax deductible mortgage on your principal place
  10. yes but its not recommend because your adding 30 years of interest to it obviously varies if you pay it off quicker etc but that's the general reason its better to pay it if you can

To a point sure - my market place the $600k cap was annoying as that is a common price point well was.. all that happened is buyers would stick to that or less or try and negotiate down $620-$630k properties due to the stamps which rarely worked in such a strong market.. but again $15k in the scheme of things is a relatively small sum that won't make buying any easier for anybody and ultimately would you pass up the perfect property for $15k.. unlikely Birds 95% loans are pretty rare these days and again $15k is not going to elevate someone from unaffordable to affordable the difference in repayments is neglible in the current interest environment. its a good vote grabber for labor but that's about it history shows gov stimulus for buyers merely inflated prices
  12. spot on the best way to a good buy is to try and find something for sale with an out of area agent or a very small agency as the homes dont get the same level of exposure, i bought my place for a steal off a guy based 40kms away it was a PITA for him to come and show the property so clearly was happy to get it off his books
  13. stamp duty cut is pointless $15k~ is not the difference between people being able to purchase or not, it'll have the same effect as previous stimulus ie $32k FHOG just drove prices up $50k... sounds good will win votes but achieve little.. the government co purchase is a much smarter system in assisting people

  15. lack of supply and high demand is what is fueling it for us, also major growth corridor and relatively affordable compared to rest of Melbourne. Cranbourne is 40kms from cbd and similar price / demograph to where i am which is only 22kms from cbd.. The whol East / West thing is lost on most people these days its an old fashioned way of thinking most people look for value.

  21. Eh...have to give landlord opportunity to fix and they have to fix within a certain time period from when you make the complaint. If it's an emergency item (those aren't btw), you can get fixed yourself and bill the landlord for it. I'm not sure if you can negotiate a lower rent payment until problems are fixed or get reimbursed for the inconvenience, but you legally have to pay the rent or you risk breaking the lease (the broken shit doesn't break the lease unless they never fix). Real estate agents are generally pretty good about getting problems sorted if you stay on their backs. If they don't fix then you could go to VCAT and break the lease without penalty, getting bond and any pro-rata rent paid in advance back. landlord has 14 days to attend to non urgent maintenance.. also you cant just fix urgent items and bill the landlord you have to notify the agent / landlord IF no action is taken in a reasonable time frame then you can do that but be careful its a minefield as if its deemed to be excessive or a problem the tenant was responsible for they get stuck with the bill. best bet is submit maintenance request if no action in 14 days apply to vcat they most likely wont terminate the lease but they will give the agent power to use the rent to get items attended to in order of necessity if your really lucky they might let you out
