  1. are these the same?? this car is currently at gran turismo in melbourne.. I believe the x-owner is some guy called ibrahim and believe ben from racepace, and the boys from (Dr_Drfit) XTC may know him personally.. so he could tell you exactly what they are.
  2. It's more like every 10years, but is subject to so many variables.. Risk prevention: 1) No Tenant: Landlords Insurance - CGU is one company that's offer's landlord insurance, depending on how many properties you have it can be as low as $99per year.. covers vary, but roughly covers you for malicious damage, theft, and tenants doing a runner, and they rental coverage for up to 13weeks. 2) Interest Rates: we always budget 2% over the current market rates, regarless if it's a development project or another investment property. 3) Property Maintenance: "well that's not a risk" that's included in your budget.. everythinf else is covered under Home & Contents or Landlords Insurance. 4) Choosing the right location: well my line of work revolves around property, each quarter ourbank managers arange a meeting with a company called charter keck cramer The give advice to state/federal governments & reserve banks.. so they are the best in the biz (they also have some free info for download from there site. However based on our needs (and these will differ from everyone esle, so go seek a professionals opinion) generally speaking about the "Melbourne" market, you'd like to stay within 7-13k's of the CBD. However Melbourne's CBD appartments are a no no at the moment and docklands is not so bad if you're happy to wait around 10-15years to reap your rewards .. simply "demand vs supply" the only thing docklands has for it is > keyword > "water views".

Hi aybee, WTF :confused: you're numbers are all wrong... and taken out of contex the 4% is only based on the rental return compared to the property value, it does not take into the equasion, your tax benifits, ongoing property appreciation (equity), etc etc... so it actually equates to much much more than that.. OK.. I'd like to see your example comparison starting with a savings of something reasonable like $40K, over a period of 5 years... your fund vs a property worth $200K.. because you have honestly lost me with your numbers they just don't make sense at all.

EDIT: Ok I had to read it about 5-6 times.. My reply is simple: You have to be kidding!... You want to borrow money to invest in a fund?? you're borrow at 6,7 ~% (if you're lucky) and what security will they lend you the money on?? all that for a return of 10% deduct all your fees, interest, tax on CGT~ to end up with 1% maybe 2% profit????????? CPI moves quicker than that every 3months.. and how did you get 50% accumulating interest?
  6. Let me work this out.. 80K.. Investment with ING 8K return p/a (that's if this return doesn't fluctuate) less fees and charges Deduct your tax from that 8K return (30%) = $2400 Federal Tax Total: $5600.. hmm so really your making 7% return not that good I say, (This is all rough and vage, I'm not an accountant, that's why we pay them to work this out) Invest 80K in bricks and mortar: Based on a deposit of 20% or more to avoid mortgage insurance, means you can buy something upto $400K... Lets say, it's a spanking brand new property (your already infront by saving aroun $20,000 on stamp duty) 1. rent it out.. at ~$350pw work a little harder and chip in the monthy balance around ~$200pw 2. over the next 5 years you can claim back your depreciation (dunno exactly) but probably around another $50-100K... 3. by then your property would have increased in market value by at say 20-30%, which means you've made around another $80-120K on your initial investment... 4. And finally you can claim back all that interest & depreciation rather than ~paying it to gov. 5. after a couple of years and a little EQUITY MATE, you can buy another one, and another one, and another, all on EQUITY MATE (and ofcourse) your ability to meet the repayments. Bit busy to exactly work it out the ROI.. but over a 5 year period I'm guessing including your tax benefits, and EQUITY MATE, on an initial $80K investment your return would be at least 100-150K on top of your $80 = Total 180-230K... Let me see ING do that... you would have made around $25K with ING.. So I'm not sure I would be exactly "relaxed" knowing my money is with them. If I were single, and worried about the "future" wife who's only in it for the $$$ and laying her hands on all this I would set up a Pty Ltd Company as a trustee for a family trust with my father/mother as the appointee.. PS: being a new property there is also the ability to claim back the GST component out of the initial $400K ~around $37K hmmmm. But again, I'm just bord and ranting full on crap, and this could all be just a load of bollocks written by some internet warrior like me. so it's best you just ignore this post cause I'm not responsible for noone.. go and see a proffessional.

All the other parts have been sold, and what's remaining is the following; 1) Custom Front Pipes twin 2.5in into a Single 3in $350.00 2) Adjustable Standard GTR Cam Gears $220.00 (yes for both) 3) HKS Pods with pipes straight bolt on in replace of stock air box $160.00 Been a little lazy with taking pics, but I promise I'll organise some asap. All parts are in Melbourne, will deliver interstate, will accept COD "on the condition of a very minimal deposit to aleast cover returns if the buyer doesn't pick up the item and it gets sent back." ...Hope that covers everything. Most of us here use greenline successfully, there's also another company called www.nengun.com which is an SAU sponsor... so probably try nengun first.
  12. Steve is right, cam gears, pfc on stock motor will get an easy 250-270kw at the wheels on 1 - 1.1bar~ using stock turbos.. You'd do them both at the same time... saves yourself the $$$ of paying to get it tuned twice!.. whilst your doing cam gears probably a good idea to change your cambelt aswell. Excuse the free plug I've got a set for sale they're genuine cam gears modded to be adjustable.

  15. Ok Ronin.. maybe most of them except that one.. Initially the car was expected to be called a CLE so we ordered a set of those plates aswell, I think vicroads are having a ball with half the plates we've ordered over the years... this tuesday we're going to the launch of the new 911 at porsche Melbourne, who knows we might have a skitzo attack and consider a 911 instead :slap:
  16. T517zGTR, a couple of sau members have these turbos, JAGR33 & Ph1, I've for a drive with JAGR33, and yes they're alot laggier than the 2530's, but damn they hit hard. I have a comparison thread somewhere in one of my threads. JAGR33 ended up getting Ben from Racepace in Melbourne to sort the lag out, and so far seems alot happier. Perhaps give Ben a call, a see what he suggest, Ben also built Ph1's car..

"they maybe using the artwork progress over a couple of issues in some power boat magazine" Morgs, the 500 isn't the most powerful of engines, and in something that way 2tonne, we wouldn't be getting anywhere in a hurry... it was just one of those spontanious trains of thought (which happen quite often unfortunately) But the revival thanks (Kris) sewid, brought back a reality check... so for now anyway, we're back on the 34 train...choo choo

  22. ...geez this confuses me. Dunno this difs between 34 & 33's, but with our GTR, when we replace the clutch (which I think was a PUSH Type) Ogura Twin Plate, and the 33 are PULL type, we bought the PUSH Type conversion direct from Nissan about $300. Apparantly a 32 box is PUSH, so that could have also been an alternative.
