This wont happen, sorry to rain on your parade. How are you going to control the environment? How are you going to control payment of the rent roll? Prices of property and rents at the moment are ridiculous, i am a commercial agent so i know what you would be up for. You wouldnt find anything substantial with a common location etc for a cheap value.
You have a major problem with theft of parts, tools and time usage....
I cant see it happening, its nice to dream but there are way too many loose ends... I owned a workshop at that was a nightmare, trust is a BIG issue....
I have some land out in a rural area which i was considering subdividing for a race track, but legally its a noose around my neck, but i might be able to sort a hangar arrangement out with "REAL" trustworthy owners.
The only viable places are osborne park or welshpool and they fetch drug money prices at the moment. I leased 3000sqm on king edward rd and i got that at a steal for my family business @ $100sqm for warehouse and that was 1600sqm. You'd normally be paying upwards of $160minimum per annum plus outgoings of $25per sqm minimum, and a lease would definately be a minimum of 3 to 5 years with a market reveiw more than likely....
In theory, it aint possible...
