  1. Not blind at all based off past performance and stated direction. Which is more than one can say for labor & greens voters given they have a track record that is indefensible
  2. Ahh labor voters.. When you think stupidity has reached the lowest possible point they blurt out a nuclear thought grenade of retardednessMy favorite blood boiling comment is "the government should pay"... Oh yeah that supremely profitable business that exists for the soul purposes of funding plebs. That's why if you've never paid a substantial amount of tax you shouldn't be allowed to vote.
  3. well you could just call a broker they'll literally do it all for ya you'll get a good as rate too! or blame hamish. He is the face of these horrid institution who oppress the poor. /leftylogic
  4. Mine either but the example still stands. I reckon I've got under 5 to go can't wait
  5. Well $30 per month x 12 months x 30 years = $10800 Jus sayin
  6. Correction they get an upfront and trail commission for the life of the loan. In short you pay them heaps. Unless you refinance with a bank / someone else. I'm at 4.49% happy with that for my loan amount
  7. That's the beauty of them nothing goes wrong particularly if it's a concrete one can't damage em.
  8. Geez bunch of experts in here today eh. my point still stands as none of those offer a legitimate proven to be desirable option. So stick it
  9. Old ex commission / defense houses the brick ones are preferable over the concrete ones. 40+ years? Land id go no less than 550m2 Yeh better depreciation it really depends what your after as they say more than one way to skin a cat. If you just want a good earner that'll pay its self off and become an income stream get a unit as close to cbd as possible and just let it sit but capital growth maybe won't be so strong. I've always believed land is king cos they aren't making anymore of it
  10. 100% you'll get a tenant easy as. There is new places townhouses/units but I don't think you'll get as good growth comapred to an old house on a decent bit of land.
  11. good but you wont get much in altona for 400k unit at best and even then im not sure these days. wouldnt worry about the stigma its not your problem lol
  12. Nothing it's perfect for a hairdresser or flamboyant tax evader
  13. Yeh not to mention the time wasters bustin ya balls
  14. Baller. Sold the BMW?
  15. $175 for a room sounds steep as just cos the entire place would get $350 doesn't mean they'd pay half cos they only get one room lol but hey good for you but they are over paying big time! Dezz yeh man easy from this weekend our team had 58 pending applications but the rent roll is quite large but yeh expect 2-3 weeks tops to find someone. Pat my services are free for all .. That I like lol
  16. You'd rent it as is pretty easy for the majority. Price point I'd say $330-$400k upper end for something very desirable and unlikely youd spend that much. Rent not sure have to ask leasing maybe 300-350 per week depending on house condition & location
  17. If you want get rich quick you'll need Henry K but when ya lose everything don't blame me! other than that I think truganina in the right spot isn't too bad. Pockets of hoppers same big blocks future development etc. And keep in mind you don't have to develop it just ave something with the potential for it as when the area improves builders will want it.
  18. Yeh that's where the money is - redevelopment. Tenants aren't bad there these days it's changed heaps man. 10-11 years ago was $140-$150 a week
  19. Waste of money man and they charge like wounded Bulls for something you can easily do yourself or get help with from someone like me - for free.
  20. Depends what she quoted but it's tax deductible anyway so what you want is service! I'd be grabbing something on a big block in laverton for future development has strong growth potential.
  21. Fixed for accuracy
  22. Hello there.
  23. Can't agree entirely my is250 is the only car that I got out of without tipping in a stack of cash and was completely hassle free & reliable. I think it's model dependent ie 7 series > LS 4 series > rc
  24. So I'm down to 428 or 435 struggling to separate the two aside from price difference as the 428 by all reports is just as good and only .6 sec slower to the 100kms but 4 cylinder feels ghey. Or should I just accept that's the way of the world now turbo whipper snipper motors? Side note would prefer the Lexus but nobody seems to be buyin em so I'll dodge a future sc430 scenario
  25. Well without context it's hard to say I'm going to assume that you talk like that to each other regularly so although he is out of place it's tricky to tell him off as you've created that environment.Flip side it's a strictly professional environment and dialogue in which case official warning and move on hope he learns a lesson. Kids these days...
