Hey guys,

Just giving you a heads up on a new development we are set to release within the coming few weeks.

I can't say too much at the moment, but I can say that it will set a new benchmark of living in the inner-city.

I'm in the position of being able to help prepare buyers now, for the private release, before it goes to the general market.

If anyone is interested, or knows of anyone who would want to know more, you can email me at awd@independent.com.au

I can give some more details on a 1 on 1 basis, but don't want to blurt it all out on a public forum untill it's official release.

PS: The Canberra market has risen nearly 10% in the last 12months and rental prices are going through the roof, now is a great time to be looking to buy an investment property, in my opinion.

Will keep you all posted :)

Andrew.

Simon: O dot K dot no dot worries.

Leech: Yeah prices went up pretty damn quickly, especially where you're looking. Don't worry, I've been burnt by this already, I was going to buy 6 months ago, decided I'd wait, and am now $30,000 behind. Stupid much?

Email me your email, PM's are a challenge with me cause I only check the forums quickly each night, so it takes me a while to reply.

  • 1 month later...

Oh, forgot to mention.....

Out of the 106 residences we released, we sold 104 at the pre-release.

The second stage may be moved up to next week rather than in a year - 18 months due to the demand.

So there we have it, it's most likely that this development will never be released to the general public.....strong market in Canberra maybe? :@P

fkn ridiculously expensive-squeeze-out-first-buyers-stuck-in-rentals-market.

:(

Yer have to agree with you there, even with a decent salary I've been rejected from 2 applications already to rent a house.

I hate how they have give you 6 hours - 1 day for notice of inspection and then you are expected to apply the same day.

even worse yesterday, was told at 12:30pm that inspection would be at 4:30pm, that's 4 hours notice, take 30 mins to drive there through afternoon traffic, waited for over 30 mins in the cold because the Agent didn't show up and didn't answer his phone and then drive all the way back to work.

rental market is stupid at the moment.

    • @Supernanoyour car has ended up in my hands and I was wondering if there has been any work done to the motor?
    • Sigh... yeah OEM mount rear battery, very R33, very demure, very mindful.
    • Would need a substantial current draw in the car to make a bunch of sparks. Obvs to now test resistance to ground of the car's B+ lead. If there's a short there, you'll see it. Only likely place for that, as you suspect is alternator. But there is also the possibility that rats have had a chew on some insulation. Shitbox has the battery in the boot, yeah? Plenty of cable to attack.
    • Oh, I thought of that too... I disconnected the battery and hooked up the leads direct to the car without the battery in place. Sparks... I suspect the following: Alternator has decided to kill itself Starter has decided to kill itself I'll recharge the battery, then unplug both, and go from there. The above might take 6 months - however I did buy a Victron 15 AMP trickle charger, apparently it's better than CTEK? Amazon, delivery by tonight. https://www.amazon.com.au/Victron-Battery-Charger-15-Amp-waterproof/dp/B07P4LMMMD?ref_=ast_sto_dp
