Cant, im not registered to do so... I even had a mate check him out the first time and he is 32 and been renting all his life... I cant understand how this was possible... Not worth it man, wont get anything out of him. Ill just claim it on insurance and let the insurance company sue him... Thats what they said they would do, and insurance companies generally dont loose. Plus by claiming we get the damage fixed straight away with no corners cut... We will have to chip in a bit for the un-claimable bits. But we will see tomorrow how much they are willing to fix first... We just did the bond paper work now, so ill drop that in the post office in the morning to freese the money... Yes, the house was perfect... We spent over $90,000 on renovating the house over the past 3 years...

If only it were that easy... He is now un-employed and the courts are always on the tenents side, we went to court 3 times to get him out in the first place, after the court ruled in his favour twice, third time tho he was unlucky...

I am having trouble venting atm... I need to get some real work done but i keep thinking this has cost me a months pay... He was only in the property for 8 months, so we netted $8000 in rent or there abouts and now we have over $4000 to spend... Makes you not want to bother and just selling th house...

BTW... Worst day ever today... Got the police to get our tenant out of our property at Chermside only to find they have left and pissed in all the rooms and put holes and damaged every wall in the house... He also pulled the pipes out of the brand new slipt system air cond and blamed it for water damage that his fish tank caused which has destroyed the plaster and the wooden floor boards... He thne cut a hole in the floor boards to help get the water out... Insurance is coming to look at it all tomorrow mornign at 10am... I almost cryed when I saw it, the police said they have seen it all before... So now im probablly another 2-3 weeks out of rent to get the property fixed and a good $3000-$4000 in damage to fix up and all i got is a $1000 bond... Insurance will not cover any dints and scratchs, only intentional damage like th air cond and the floor boards cut and the electrical lines cut but everything else is gonna have to come out of our pocket...

They not at all... Unless you break the 10.99 they dont really care... Last time we went out i saw a guy at the bottom of the tower giving a bloke all the info he needs about getting a right paperwork and licence's for next time he comes out. The guy ran a 10.60 and he just said I wont bother, I wont come back... So in short they dont care until you break 10.99... But once you do, there is no point in returning until you have a harness and a cage, oh and tail shaft loop if deemed nessary... All the info is on their website...
