  1. I like Steve Cramp and I'm certain he does good work, unfortunately I found him a tad expensive.......I suppose as the saying goes, 'you get what you pay for'.
  2. yeah correct, but if you don't get into the housing market now, you'll never get in. On the other hand, if you spruce up and present your current house well for a sale of approx $50K over it's current twin in the same area, then manage to grab a bargain in a better area for approx $50 cheaper than its twin in the same location, you've not only made $100K with no capital gains tax to pay (other than agent fees and stamp duty), but you're now in an area that has more potential for capital growth. You can't do any of that if you aren't even in the market to start off with......hence why I said to Penny that she should get into the market by any means possible ASAP. Rents will get crazy very soon with vacancy rates at record lows, especially when the FHBG goes and 1st home buyers disappear......RENT = throwing dead money away, hand over fist.

  8. thats the answer I was looking for and in effect, you've just answered your own question.. Very wise to do just that, cause too many peeps procrastinate for years and opportunities go begging, then when they finally get the guts to do something, prices have double or tripled. Great stepping stone IMO.

Can definitely see the advantage of a smaller block ie. less maintenance etc but the larger block will always be more appealing for the average family and investor especially if it's more than double the size. 300m2 is tiny as though.....my side yard alone is much bigger and situated in the Adelaide Metro just 8km from the CBD. I'm guessing the new home would be smaller than the older one as well. Also if you're talking about an old bungalow or character house that can be restored, it will eventually be worth double the new home......other thought would be to knock it down, build 2 or 3 townhouses, sell 1 or 2 and live in the other if you don't like too much land. If you were talking about a new home on a 450 - 500m2 block minimum, then that would be your perfect scenario. Devine are renown for overcharging on squatty little house & land packages then using the FHBG as a tool to sell their little doll houses. Do your sums, what is a 300m2 block worth in that area??,,,,,add the cost of a 3 br spec home,,,,,,and I'm guessing it'll be less than what Devine want for their packages. Speak to a developer, residential builder or even a real estate agent if you know one that won't just be looking at you thru $$$ signs.

  13. Mathew, I don't know who you bank with but I'm with the CBA and if you have enough business with them you may just qualify for a wealth package which includes a Viridian - In Line of Credit style account at approx 5% for up to $50K
