Anyone here local @ Doncaster/Doncaster East???

Me & Mrs thinking to get a property there... mainly attracted due to people saying lots of options for good reasonable schools.

I know transport can be a pain with no train except just bus or car, but apart from that, what about other things?

Security? Local amenities? Parks, gardens? druggies problems?

We've lived in the area pretty much all our lives, templestowe, doncaster, doncaster east, mitcham, and now we're building a house in box hill north. Doncaster in general is pretty good, from what I know fairly low in crime rate/theft. Shoppo is of course huge. Nearest train is blackburn, laburnum, box hill stations, and the nearest tram goes to box hill too. Ruffey lake park off george st is quite nice - best overview is to go to google maps and check out everything from that view. There are of course a few slightly dodgy areas/streets but I won't name them in a public forum in case I offend anyone!... but these areas are quite small.

We were going to buy an old house, demolish and build a new house in doncaster to templestowe, but ended up doing that in box hill north, just over the eastern fwy from doncaster. Walking distance to a primary school, 2 secondary schools, laburnum station, about halfway between box hill central and shoppo.

Worst thing now for buyers is the prices have gone massively haywire in the last 12 months (recently a knock down development 2 streets away from us sold for $350,000 more than we paid for our almost identical development site), but with the recent change in foreign investment laws and increasing interest rates, may stay stable for a little while?

Oh and is the Doncaster park+ride any good/safe? We past by but looks like the parking space is not that large and would guess it would be packed quite early... but I could be wrong - if it could be bigger than what it looks...

I'm in donny east. Good area in my books. We got broken into in 2000 but you have those risks everywhere.

I went to school in blackburn but don't have kids so I haven't looked at that side of thing.

I know people that use doncaster park and ride. Seems like a good thing if you get there early.

Good luck finding a place for a decent price though. I read that last year East Doncaster had the highest growth in melbourne for the last part of 2009.

Check out this: http://www.realestateview.com.au/propertyd...east/index.html

Average prices is over 700k now!

yeah I know... if it wasn't in preparation for future kid's school, I wouldn't wanna move again...

wife says move now, while we can still find price circa $700k, if we wait another 3-5 years it may all be too late...

look at Camberwell, I saw what I would literally consider a run down dog shack asking for $1million.

all cos those parents who wanna send theirs to Melbourne Grammar or PLC.

I'd look at areas around Doncaster East. Donvale, lower templestowe, box hill north, blackburn, nunawading etc.

Although they are starting to get drug money for those areas too. There is a big influx of asian money coming in which is driving prices up. (Not being racist here, just the facts)

hopefully the FIRB decision can kerb that. I'm asian but like the rest of you white boys/girls, africans, afghans, indians, lankans, lebs, viet, jap, chinese, arabs, etc... I'm a local working pop/mom who paid our taxes and I don't like the ideas of overseas fellow who doesn't even live in australia or doesn't pay tax here, coming in and stock piling houses and cut us all out of the market, be them asian or not.

that issue apart... I don't mind asian monies but....

when you say drug monies... r u serious or just joking ? pm me if u don't wanna elaborate here... we're about to look at a few place in doncaster east but dun wanna walk into a 'trap'...

maybe i'm a bit too paranoid but with a toddler to raise.... hope you'll understand where i'm coming from.

oh yeah, it looks like it'll be donny east, doncaster is now getting a bit way too expensive...

I was only joking about drug money. I just mean really expensive haha.

I thought Donny East was more expensive that the donny area? What's FIRB?

Oh thank's god... you got me really worried there....

saw 4 places around east donny today.... impressed, close to school, quiet / peaceful surroundings

not to mention INFORMATION OVERLOAD from all those places, etc...

still have to look around a lot more places...

didnt read many of the posts, but ive lived in donny my hole life, and its a great place to live, great shops great people...cops arnt too bad, the pines area of doncaster is a really nice area...anyways goodluck with what u do

    • I thought I'd do a write up on an auto transmission fluid change for a the nissan 7 speed Automatic. At some stage the genius engineers decided that the fluid in the trans was "for the life of the transmission", (which seems kind of self supporting to me) and removed the dip stick and fill tube (funnily enough there is still a casting for it). Anyway, for this job you do need 2 specialist tools in addition to regular hand tools, jack and good chassis stands. You need a way to pump fluid up to the transmission; I got one of these but there are plenty of other options: https://www.ebay.com.au/itm/364584087070 Don't trust the generic listing though, it does not come with the required adapter for the Nissan 7 Speed. You need one of these, can't do the job without it: https://navarapart.com.au/product/genuine-nissan-patrol-y62-d23-np300-navara-re7-dipstick-fill-connector1 You need a heap of compatible transmission oil. Could be Nissan, could be anything else rated for Nissan Matic S. You need at least 10 litres, I had 15 to give it a better flush... Also, you need some biiig oil catch trays, at least one of these, or bigger if possible (volume was fine, size was very marginal): https://autobarn.com.au/ab/Autobarn-Category/Tools-%26-Garage/Specialty-Tools/Oil-Service/Garage-Tough-Oil-Drain-Pan-Black-16L---GT1068/p/TO03191 Finally, a measuring jug is very useful if your pump does not have volumes marked on it, I got a 6l one: https://www.repco.com.au/oils-fluids/fluid-accessories/measuring-jugs/penrite-measuring-jug-6l-pmj006/p/A5322648 Oh, and gloves.....this stuff is horrible (not as bad as diff oil, but getting there) ....First, jack up your car.....
    • So I mentioned the apprentice, @LachyK helped take the bonnet off. We just undid the nuts on the hinges and unclipped the gas struts, then pulled the bonnet back a little as the front was catching on the front bar.  I had a good look at everything today and have removed the rams, repaired/reset the hinges and bolted it back together like it never happened. I'll do a separate write up on the repair, and I also removed the poppers from the Fuga today too to save grief down the road.....as said above it is at least $5k to repair retail. I'm also happier about my ability to prepare a race car, and less happy about Nis-nault's engineering (I can hear @GTSBoy sAfrican Americaning) because the top hose of the radiator didn't slip off.......it snapped clean off. By practice I put the hose clamp hard up against the flare on a neck to make it least likely to ever move (thanks @Neil!). I guess that puts a little more pressure on the end of the pipe as it is further away from the rad, but still, that is pretty shit. I've put it back on for now as there was a fair bit of neck still there, but obviously there is no lip on the neck any more so I don't think I'll track it again until I have a new rad. Speaking of which....more research required. It looks like Koyo makes a standard size radiator in ally which I'll grab in the meantime, but I really want something thicker so might have to go custom in the medium term (ouch) Coolant still needs a refill and I have the pressure tester on it over night, but other than a wash down of the engine bay it seems alright. And @MBS206 noted something noisy on the front of the engine and I think I agree....time for a new accessory belt and tensioners I think.
    • our good friends at nismo make a diff for it, I have one (and a spare housing to put the centre in) on the way. https://www.nismo.co.jp/products/web_catalogue/lsd/mechanical_lsd_v37.html AMS also make a helical one, but I prefer mechanical for track use in 2wd (I do run a quaife in the front, but not rear of the R32)
