I would rather spend my money on real estate agents than fkn lawyers! :P

Actually scrap that, Real Estate agents are pretty awful, for some one that requires very little in the way of education they tend to think they are the pinnacle of society and intellect.

Trained monkeys? I did most of mine myself, the Lawyers paralegal checked it over, then the Lawyer did, made no changes, and we were good to go.

Conveyancing is the biggest joke of all, its really not at all difficult.

Guess that's the other thing with investing in houses, all that crap, fair bit of fees in total

Depends on who you go to, my legal fees were under $1500, but I did do most of the legwork myself.

A Monday joke, at my expense pun intended:

A lawyer opened the door of his BMW, when suddenly a car came along and hit the door, ripping it off completely. A Policeman arrived at the scene and found the lawyer complaining about the damage to his new M3.

The lawyer made his opening submission "officer look what they've done to my Beemer!"

The Policeman responded "You lawyers are so materialistic, you make me sick!"

The Policeman continued "You're so worried about your bloody BMW, that you didn't even notice that your arm was ripped clean off!"

The lawyer's face became ghost white with panic, as he realised his arm was pumping blood and missing, he looked at the Policeman and said "screw my bloody arm, where's my fkn Rolex!"

Most REs wouldnt know their arse from their elbow lol. I've done a lot of reading on the subject and construction/prop development is my industry. Much of the trouble is like the stock market sorting the good info from the bad and going from there.

I wouldnt trust anyone with a vested interest in selling properties or in the market itself. All their advice tends to be geared towards driving market activity rather than solid investment strategy which is understandable.

Conveyancing simple, but you'd want a solicitor to do it as their insurance covers any inadvertent errors. Remember that a wrong conveyance means no title to the property ultimately. There are heaps of cases where so called conveyancers have made simple errors with folio numbers and owner received a bad title.

I was bloody lucky, I was in the brief window where I got the stamp duty exemption and the first home owners grant, 7k in the hand and almost 11,000 dollars saved in stamp duty

Yeah. The trouble is no one is building anything new that is affordable in an area I would want to live. But yeah orc toy were building the system is working for you at the moment.

    • ECUtalk pages don't mention they support the ABS computer (consult port has more than one CAN), so you might just need a different scan tool. But, I would expect ABS is a different light to the brake warning/handbrake light, do you see an ABS light come on for a few seconds when you turn the key from ACC to IGN? But since you said: I'd have a look at the ABS sensors in the rear hubs to make sure they are not damaged, disconnected etc.
    • OK, if it idles at 1000+ with the AAC, its not an idle airflow problem. The cold start valve just gives extra air when the engine is cold, but you have enough air without it to idle at 1000. I think you are back to a fuel problem, sorry. Can you see the fuel pressure staying constant or does it drop as the revs drop to a stall?  
    • Well, I was using ECUTalk software if that helps? Not sure if that only can see engine codes? Is there any other software I could give a try? Or any way I can get a blink code?
    • I never touched it, it should have. I'll try to give it an adjust. With IACV plugged in, it idles at around 1120RPM on average. Max 1200 RPM, Minimum 1025RPM before it starts dropping right before stalling. Took the data from the Nistune logs.
    • Thats what im trying to solve bro  no one with aem tuner experience would advice  much appreciate
