Australian Apprenticeship Tools For Life Program
alr33x replied to some_cs_student's topic in Victoria
there is no hate at all i'm just asking, and passing on things i have been told from the horses mouth. i have friends who are apprentices and who are fully qualified as well, yes the money sucks to start with but at the same time you are getting paid while you learn as opposed to say a lawyer who goes to university for 5 years or whatever it is and comes out with a 40k debt and has earnt less than 300p/w for the past 5-6 years. There is no bonuses along the way for them. So dont mistake my comments for hate i just think that tradeys get more than a fair go these days and the tradespeople here are probably some of the best looked after in the world. and i bet it it is great having an RDO but im just asking why are they given out? from what i'm told its not a day in lieu its simply a RDO every fortnight or month i'm not sure. Do you deserve that rdo? of course you will say yes. But hey everyone goes to work does over time and blah blah but they dont get paid RDO's. I could be wrong about this thats why im asking. -

the joke would be in fact on YOU if what you said above is true, which its not. If you cant compile a decent reply that is worthwhile you may as well not bother. But enlighten me and everyone else why you are entitled to a bonus Although you guys might be hard working i know plenty of tradies & engineers who have to put up with the majorities whinging. They built a fkn walk way out of containers so the workers on the west gate job wouldnt get rained on from the brew hut to the site? So while you might work hard a vast majority don't and are happy to admit it and openly admit they use the union and whatever other bs they'd like to come up with to not have to go to work. I for one have nothing much against tradespeople but if you cant look around and see your fellow tradespeople are like this then frankly you are blind. the examples are endless whats is up with RDO? for what? nothing at all. and just so you know whether you a soft or not its rather irrelevant you can work hard break ya back and be fckd by they time your 40 good for you im happy to do what im doing for much longer without the labor intensive work and get paid more than you. Ultimately sir the joke is on you in this scenario! -

its a joke apprentices get paid any bonuses everyone else works the way up through hard work or paying to go to university you get education and a wage shouldn't be complaining about anything. not to mention how soft half the tradies are these days -
yeh nice one mate, your making yourself look smarter with every post.

i actually said "Lets not forget buyers arent as great as you make out. For example typical buyer. House price $400,000 - $440,000. Buyer : what will the take? OR they will offer $380 and wonder why nobody cares about them. Sure not all buyers to this but the vast vast majority do. The over whelming majority of "buyers" are time wasting and often dont buy in the price range they indicated they wanted to initially or dont even end up in the same suburb." i agree i have some buyers that are actually very good friends since dealing with them and i enjoy helping the decent people secure a home. I'm no different to anyone else treat others how you wish to be treated the pricks well they can go and get fkd i dont have time or a need for them. buyers and agents alike some are good some are bad. You would have noted i actually agreed with everything you said above anyway. Out of most posts here you seem to have a clue about what your talking about and some understanding to go with it.. the other knob jockeys well they aren't worth the time

I'm not sure your point everything i said is what you have then repeated yet you insist on having a crack? whats ya problem mate? Their is not one thing arrogant about my replies what i am stating is fact the vendor pays the agent to get the best price its not a wavering line thats what the job is. I did not say its acceptable you get bad service because your a "dime a dozen" i merely explained thats what happened and frankly every business is the same just like ylgtr implied on the other page he wont miss my business cos he doesnt need it so is he a scum bag to? no he simply doesnt have time for people that are going to stuff him around or waste his time thats fair enough nobody is begrudging him for that so hows it different? He is offering a service too. My post related to Roy who seemingly had 1 bad experience with a signle agency perhaps he had problems with others but hasnt mentioned those i dont know but his statement was across the entire industry even though there is a theme here 4 or 5 people had bad experiences, there are thousands of transactions both rental and sale every month so your still only representing a minority but boy you sing loudly. Too be honest i cant be f**ked with you retards if you wish to think im arrogant thats fine i really wont lose any sleep over it and. If i remember correctly i may have met you adzmax so perhaps next time we meet you can happily explain why you think im such an arrogant real estate agent to my face id appreciate it.

should have signed it if you werent happy with the 14% thing in it but worked out for you anyway. yeah i dont pretend everyone is a saint in any industry perhaps im just far more realistic than some people. I went to the doctor this morning the receptionist was a royal bitch i just shrug it off i dont blame the doctor i wont change doctor and i wont call every receptionist a rude lazy fat bitch cos thats not fair. I appreciate this industry is flawed so is everything in the world i cant thing of anything that isnt. i guess the rest of you are whats wrong so quick to judge, slander and generalize. Also its interesting to note that noboyd ever tells good stories, even for you Roy i bet nobody rings you says hey well done you got XX done quicker then we expected but i bet if your running behind or fk it up they let you know about that. Just like if your agent had of being outstanding returned your bond asap and blah blah would you make a thread about that? nope. anyway i think your questions have been answered. may as well close the thread.

this beat me to it.
-
that doesnt make sense? he got bare minimum but got 30k more than she wanted? or your implying he deliberately valued it below "market value" and then sold it for its actual market value but your mum didnt want to pay? If he actually got 30k more for her than she wanted its fairly ordinary to then turn around and say i'm now not going to pay you what i agreed to pay you if you exceed my expectation. thats like ordering a $50 steak eating that steak, nothing was wrong with the steak but saying i only want to pay $30 for it? Having said that i might be misunderstanding what your saying above.. Anyone should meet with a few agents before listing their house with a particular agent to try and get an accurate idea on value not to mention doing your won research go to some open homes check what has been sold etc.
-
the letter will state whether its noise only or noise and emmissions.
-
yes sure thing mate. i dont hate 90% of my clients and given the majority of my business is refferral based they clearly dont share the same hatred all you do for agents, not really sure why i'm bothering justifying anything to you. all the trolls are rockin this thead, good on ya
-
niceee mx5. hows your's goin hamish?

because the entire process is automatic i'd say they have paid the landlord and are chasing him for the money back. Your property manager needed to advise the accounts department how much to pay forward which given how effecient your PM sounds i doubt it happened/ You like all buyers do forget we are paid by the vendor not the buyer and it is our job to get the best possible price. Granted what you have said is a common frustration something my company does not partake in, many do though. Ultimately your an adult your price offered is what you want to pay we dont hit you with a stick to pay more if you think they are playing games hold firm with your offer. You'll soon find out if the other buy exists you'll miss out the house will be sold everyone moves on, if yours is the only offer then guess who will be crawling back to you? Lets not forget buyers arent as great as you make out. For example typical buyer. House price $400,000 - $440,000. Buyer : what will the take? OR they will offer $380 and wonder why nobody cares about them. Sure not all buyers to this but the vast vast majority do. The over whelming majority of "buyers" are time wasting and often dont buy in the price range they indicated they wanted to initially or dont even end up in the same suburb. Or what about every monday all the buyers get a call, they dont answer thats fine we leave a message how many do you think bother to call us back? particularly if its a house they aren't overally interested in but hey we still would like your thoughts. But i bet thats ok for them not to call us, but if we dont call you we are the bad guy? double standards i think but its part of the game. The problem with strong markets as melbourne has been since forever really is that depending where you look (not my area of trade so much) but inner west inner east an so on, they frankly dont care about buyers because if you dont buy it someone else will that is the reality. I dont agree with it but you'll see when the market turns and is harder buyers will get alll the attention once again. Poor service yes. Your bad experience with 1 to categorize all the same? pathetic.

I dont follow clearly but if you gave 28 days notice and paid rent upto this date you dont owe them anything, and if as you said your final inspection was fine and no claims are being made you will get a full refund of your bond. Worth noting they cant change the amount of bond you a refunded without you signing permission to do so. If you paid past your vacate date by 2 weeks which is the other scenario you should get a full refund for the amount of days over you paid. If they were stupid enough to pay it to the landlord then they will have to recover the money through them, could take ages but thats not your problem id be demanding my money asap. Thirdly if you only paid 2 weeks of your 28 day period then you owe them 14 days of rent. I dont think this is the case based on what you have mentioned but it is slightly confusing. oh and yes its the agents fault if they paid the rent to the landlord that was in addition to what you owed them the system would have told them to the exact cent how much was owed to vacate date.

what is your business i'd love to know? 1 so i can be sure not to spend any money there but also so i can learn from your success. i dont run a business so nobody works me. Unfortunately its clear you dont grasp context, sarcasm and so forth via posts and thats fine it can be hard to tell via the internet. But you can be sure of one thing whether you like the way i put it or not the fact is a buyer wants to pay as little as possible for whatever it is they are buying and a seller wants as much as they can possibly get for it. Don't shoot the messenger but people having been buying and selling since the dawn of time. So however you wish to put it the business of sales is based on greed. The buyers greed wanting as much as they can have for as little as possible and the seller wanting as much as possible. Something unfortunately has to give. For the same reason we pay other professions to do things for us real estate agents provide a service and knowledge that most people dont have, yes they could obtain the knowledge and sell it themselves and some do but they are not trained negotiators and are not as well informed about the market.
