Hi guys,

Just a reminder for any of you that ever have any Real Estate related questions, would like some advice on any aspect of investing, buying, selling, renting etc then either just post up a question or send me a PM and I'll help.

I'm basically specialising in the inner suburbs, such as Kingston, Turner, Braddon etc (inner north to inner south basically) and spend a lot of time helping people with investments and various other areas.

That said, I still operate in all areas of Canberra and Jerra and am happy to help with any questions that you may have.

If you ever just want to catch up for a coffee and talk through your options then send me a PM and I'm more than happy to spend some time with you.

It's a shame that I don't have the GTR yet as I'd be a lot more active but that will come in time.

Ill vouch for Andrew too. He helped me out quite a lot and I actually said "yes" to a house he was going to sell me... until people further up in the pecking order (builder) put that idea to rest *shakes fist angrily*

Ended up buying a house not from Andrew, but the advice he gave before the purchase was invaluable.

wow, it's only just made me realise that I have actually helped quite a few of you out! It's nice to know I'm able to give something back to the SAU crew that have helped me so much.

not really a house agents question but you prolly still have an idea. whats repayments like on a 300k home loan over say 25 years on average these days? someone told me $600 a week+ is this true?

um i think its a bit more than that... i would be thinking more in the ballpark of $700 - $800

Put it in any one of the bank's online calculators - it's a lot of money unfortunately and not feasible for one person unless you are on a lot of cash. :(

What suburb and type of property would be best to get into now and in the next 12 months or so for an investment. I own a 2 bedroom townhouse in Latham which has been a great investment so far. Just bought in Sydney a month ago so will be looking in canberra for another one in about 12 months or so.

I'm a Belco boy originally so biased towards there but Canberra isn't so big and your areas aren't too far away. I just would prefer not to go too far south. Sux down there...

    • Find out what RPM it was idling at with the IACV unplugged. It's very weird that the rpm didn't change at all, and then it stalled. When it stalls is it nearly like a switch off, like you've turned the engine off? Or is it more stutters and sputters and coughs to death over a few seconds? Or does the RPM just slowly keep going down and down? Have you done a test of trying to start it with the AFM unplugged? Does it still die?     If you Follow Josh's advice on using Nistune to check the voltages (which is a perfect method!) if you see anything out of wack voltage wise, THEN get the multimeter out and read the voltage directly at the sensor. If the two vary, then you're now looking for a wiring issue vs a sensor issue. So be aware, what the ECU sees, may not be what the sensor is actually saying too...
    • You very likely need to get it on a dyno and tune it. My assumption is, you've got an RB25DET tune in it, which has a different manifold, different injectors, and different cams as a minimum. What O2 sensor are you running?   When you say it runs extremely rich from idle all the way to redline, is this just free revving it you see that?
    • I seem to the be only person that is using a Haltech 2500 on an NA motor, I've installed a Bosch DBW throttle body to the OEM intake manifold and am having problems maintaining AFR even with the wideband o2.  It will run extremely rich at idle and up to redline, but under load it will go extremely lean in the 20s and i'm essentially having to rev it over 4k and feather the clutch to get it up to speed.  I've read a few other threads of about the butterfly, it seems removing the vacuum to it is supposed to have it remain open, i've noticed no difference under 4k with the vacuum line to it plugged.  I'm hoping someone here has had luck using the NA manifold with Haltech, and if they happen to have a tune for it.
