Hey people, i moved out of an apartment recently and it is takign longer then I anticipated for my Bond to be returned. In the past i remember it did take a while, biut don't recall it taking this long.

Anyone else gone through the whole bond return thing lately? How long did it take? Had a look in the Residential Tenancies Bond Authority website but couldn't find amy link to typical timing

one of my last tenant's contract finished xmas but my agent held onto her bond until we agreed on how to fix/replace the bedroom carpet she burnt. It was around march she got part of her bond back and I got my money for the burnt carpet.

i have been investing in a number of properties for some years, i dont know however if there is a time limit as such.

Are you breaking lease? And how did the final inspection go?

Somtimes it is just the Property Manager being abit lazy, hehe.

So she didnt give you any time to go back and do cleaning? Did you sign off on the bond before she had put any figures in there? She cant just throw an amount on the form and not tell you anything. If you feel it isnt reasonable call VCAT or Consumer affairs. 3 days waiting for a bond isnt bad at all.

Had been on month to month for about 8 months after having rented there for over 5 years. So no lease to break. The bond inspection went perfectly fine. I spent over $1000 having carpets, walls, glass and blinds all professionally cleaned after they had been given the once over as part of moving out. So the property inspection went perfectly fine with the exception of a $45 item which i promptly paid for by eft into the Estate Agents account to rectify.

So there is no way they can be using that as an excuse to be sitting on their hands! It kills me how lazy some agents are. In over 5 years, never was late once with rent. They repaired a blind that was damaged via wear and tear and I never made noise about things that i requested them to fix but never did, i just copped it.

Seems being a good natured tenant doesnt really get you anywhere, it seems when it comes time to pay back what you are owed they assume you again wont kick up a fuss....by the way they are still to refund the portion of my monthly rent that was deducted from my account as part of the std rent payment, but after the period of notice and subsequent vacating of the apartment. :)

So there is no typical time line? I have to sit and wait and contiunue to make $8-12 calls from overseas to resolve this?

Anyway, god help the next person I rent with. I am going to burn that place to the ground with a going away party. At least that way i get value for the ~4k of money donated to these muppets :)

Oh, as a general rule Real Estate agents are lazy, thieving carnts. Make no mistake. I suspect they have been too lazy to sign and submit the form so suspect that is why I am still waiting :)

not to mention you havent said how long you have been waiting so its hard to tell if its an unreasonably long time to wait. The agent has very little to do with bond returns you sign the from and it goes to the RTBA a government body. Did you ask for the funds to be direct transfer or cheque to be drawn up?

If everything went fine then the bond form should already have been sent to you, i assume they have the correct forwarding address. A bond claim form takes 2 mins to fill out and send off, so if they havnt sent it and theres no problems they are being lazy.

And yeah once we send the form, its signed and sent back we just fax it to RTBA, the rest is upto them.

14 days to make the agreement with the tenant, otherwise the agents screwed.

With things like cleaning, you just call the tenant and explain the situation, you give em a chance to fix the problem, if they dont fix it and dont want to pay with bond then you go to VCAT.

This is the 6th week! I have emailed the RTBA to understand if they have received it! Lazy carnt real estate agents love people like me. We pay on time, look after the place like its our own, dont make noise re things the place needs, dont damage the place. Then we wait, and wait, and dotn make unreasonable demands...as where does that get you. It gets you shit listed as the type of idtiot you describe above. So YES THEY CAN GET FARKED IF THEY ARE LAZY AND POOL EVERY TENANT TOGETHER and have some sort of superiority complex for being asked to do their job. Hell I am not even askign them to do their job in a timely manner, just in the time frame they describe!

They asked me to print the form out and complete it for forwarding to them, so am waiting for their signature and lodging Correct forwarding address, correct bank details for the payments , yep. It only took me 10 minutes to download, print, sign and pdf to email to them. (whish was their instruction)

LOL, im guessing your sales? It's like landlords asking for too much rent per week, not listening to recomendations to lower the price and getting angry when the place cant be rented out.

clearly something went wrong for it to take 6 weeks, and yes every chance they are being lazy checking with the RTBA is a good idea as they often lose stuff or reject signatures etc.

What do i do for a leaving? Not sure, usually open the door and walk out. Sometimes leave the door open behind me as i was born in a tent. :)

Oh, you mean living. I am a qualified Mechanical Engineer, I am in India at the moment doing drug trials in the vaccine facility i spent the last two years building. Does that make me an idiot, a loser, better or worse then anyone else?

Mind you if i knew estate agents throught tenants were all scum and lower then life becaus we dont own homes... like somehow that makes us better or worse then other people and because we are all scum we dont deserve to get the usused rent and our bonds back...then i would not have bothered with making the polite calls to understand the delay.

But now that i understand we are all lower then low, i will just go back to waiting as i understand that poor real estate agents have to manage personalities like 99% of other professionals in the work place. I should just go back to being thankful that they talk to me at all! I work in a service industry and enjoy dealing with people in a civilised manner....hence why i get SO PISSED OFF WHEN PEOPLE TAKE THE PISS! And in this case I am pretty sure they are taking the piss.

But thanks, i now understand its just a waiting game and will just continue to follow it up with weekly courtesy calls to se how it is all going.

Oh, and why have i not bought a house? Well never wanted to own a place or live in the one place for too long. I cant wait to buy a place now, because as a person looking to buy it sounds like i am jumping a social class or two...oh hang on. I will be an ex-renter so probably still scum

And if you are so offended by somebody being pissed off with an individual in your industry then I take it you are aware of some of the people in your industry being useless. If my swipe at thiwving carnt agents was too generalised then i apologise and rephrase it to "my thieving carnt agent" :)

Thats how i see it! I should ad I do. I take pride in my name and how i keep a place. All i ask is that the PM keep up their end of the deal. Sounds fair to me. :O

From my own experience (as a landlord in VIC) managing one of my own properties it a while to release a bond for one of my tenants (including multiple follow up). Not sure if it was an isolated incident but it took a few weeks longer than anticipated / prior experience in other states.

It can take a while, but if you are following it up with the Agent, he should tell you if he has sent it to vcat yet or not.

Alo these days alot of owners are also tenants. Being a tenant doesnt mean your scum at all, but there are some really scummy tenants that give tenants a bad name hehe.

you'll find my offence is because your comment was not specific to your agent who does sound hopeless so i replied in the same manner, given i am after all a thieving lazy carnt.

i frankly don't care for tenants and have virtually nothing to do with them these days, unless selling a tenanted property which is a nightmare every single time so i avoid it as much as possible.

There is useless people in every industry just like some agents are hopeless some engineers are equally useless and take forever to get things done thankfully the world has shit people and it makes it easier for the rest of us who aren't useless to capitalize.

edit: my point relating ot why dont you buy was meaning you wouldnt then have to worry about the renting game at all. Home owners are often a lot worse then tenants

    • I am getting the same issue. Did you resolve it? I just got it after installing my new super coppermix and literally the same issue, new fork, new 18mm carrier, release bearing that came with the kit and replicated the exact same sound. 
    • If you like - I have the STL files so I can email em. There's a couple of gotchas (i.e the holes are not threaded so you might need/will need) to utilize some M3 melt-in threads for some of the points. However if you want to be super accurate, and are willing to remove your calipers and your SHOCKS it's a really good tool. You also might need to scale the part that measures the tyre width a bit wider. It defaults to a 7.5in tyre and I mean who is running that. Luckily with the magic of CAD this is very easy to rescale.

    • In the older stuff there were very significant differences 2wd to 4wd, for example Stagea had strut front end for 2wd and double wishbone for 4wd so it was not minor to swap. From poking around the 2wd v37, it *looks* like it might be more possible; some of the parts specifically have "2wd" stamped on them which suggests the platforms are more similar. You'd still want to start with a 4wd half cut to swap stuff from though. I'd suggest if you don't have a tune on the ECU you don't really need one on the trans either. Throttle mapping is in the ECU side (and you can always use a Roar Pedal if you want the throttle to actually respond to your foot), and really if you are happy with the stock power you probably accept the stock trans behaviour too....its all made to be "sporty" not racey.
    • So, updates. I have not washed the car since it came back from Tassie. I've driven it around a bit but not got around to actually sorting it out. I DID raise it because I cracked the rear bar leaving a hotel which was very distressing. Interestingly, the car drives more compliant now that it's raised a fair bit (5mm front, 15mm rear). Also noticed that my FR height was 10mm lower than FL. So that's now sorted out, too. So I'm going with "it'll be fine" after using the tool to hopefully very precisely measure the wheel clearance. Also while doing this, I had the very VERY bad idea of jacking one of the wheels/suspension arms up while the rest of the car was on jack stands. I did this to see how the arm would travel. This all was well and good until the car slid off the stands and went through a fence. So don't do that. Incredibly nobody was hurt and there was only minor damage to the rear bumper as the car didn't have far to slide, and had 3-4 wheels on it. The only damage turned out to be the fence itself which was easy to fix, and a little bit of damage to the fibreglass rear bumper trim. I had already planned to try a touch up paint kit to fix the time I drove into my garage door to see if it'd help in the interim before I get it fixed properly. I used the Dr Colorchip kit after looking online and seeing everyone talking about it. Yes it's made for chips and not huge broken missing pieces and I'll be 500% recommending it for stone chips after using it for stupid things like me. This took about ... 10 minutes and looking at the half assed photo the 30 second job I did on the bumper corner was almost perfect just by using the tiny little brush and painting it in. The sealact stuff to remove over-painting is really useful, so if/when I do it again I'll likely slather the touch up paint well over it and then clean it up with the cleaning solution. The wheels should arrive in a couple of weeks. I am still kinda confident after doing a stupid amount of measuring (and borrowing a set of 18x10.5+15) that they will not fit because I overlooked something, somehow and flew too close to the sun. ALSO R34 GTR guard liners do not fit on a GTT. I bought the undertray brake duct guides and had the wonderful problem of them not fitting my intake, my oil cooler and the liners themselves were even worse. Attempting to fit them won't work in general - You would have to cut them up as another poster mentioned as the bodywork is different on the GTT. At least I can try to resell them. So instead of cutting those up, I cut up my old already-cut-up GTT liners and extended them by using some PP plastic and drilling some 8mm holes for some nissan clips for the 'extra' bit. Because I was happy to cut them I was able to mount them pretty damn forward so I now have some semblance of guard liners, and the brake vents seal the bumper from the bottom. It sort-of-looks like this, to give some idea - If you look at the GTR and then the GTT this is when I realised that I needed to seriously measure as the inside of the rim area is entirely, entirely, entirely different and could not take any internet measurements for granted.
