Hey guys, my housemate will be moving out at the end of the lease (about 19th next month) and I would like to continue living in the same place, so I'm gonna try finding someone to replace them first. Below is the copy+paste advert I did for my work's bulletin board...

First off though, something no doubt more important to anyone reading here: You are able to park your car out of sight behind the gate. Unfortunately this little "carport" area doesn't have any cover though.

Master bedroom with private ensuite and large built-in robe available for rent in 3 bedroom house located in Monash towards end of August. You will be sharing with myself (VERY easy going 23yr old male) and my partner (19yr old female Uni student). We are both very neat and tidy, and both quite friendly.

There is ample room available inside the house, and should you not desire to share the 3rd bedroom with me as a PC/desk room, the entire loungeroom is yours to use as you please. House has a small paved courtyard out the back with clothes line.

Bus stop ~30m from front door, route 64 takes about 7 minutes to arrive at Tuggeranong Interchange.

25 minute walk to CCC (it's not THAT cold :P) or less than 5 minute drive.

20 - 30 minute drive to Symo (traffic permitting)

DUCTED GAS HEATING is installed :D

Kitchen has electric over and gas stovetop.

What you get for $200/week:

Master bedroom (Built-in robe) - unfurnished

Private ensuite

Shared use of rest of house^, including but not limited to all appliances* and storage space.

Off-street parking in either driveway or behind tall gate, as well as use of nature strip parking if needed)

Friendly housemates

*I don't currently own a fridge or microwave. Should you be able to bring either or both of these - that would be awesome. Otherwise I'll buy. Cutlery, plates, pots etc are also available if you require.

^As above, if you don't wish to inhabit the 3rd bedroom with me for use as a PC/whatever room, the entire loungeroom is yours.

Optional extras:

I have ADSL installed (steady 12Mbps downspeed - roughly 1 megabyte download speed) with 90GB/90GB download limit and a Wi-Fi router. You're welcome to use this connection for $30 month - half what it costs.

Bills:

Electricity and gas bills will be split on a per-person basis. ie - if you are by yourself, your share will be 1/3 of the total. If you're with a partner, it will be 1/4 of the total EACH.

Chores:

These will be discussed and more or less decided fairly. For example, I'm more than happy to do the vacuuming of the whole house myself each fortnight. I'm sure this subject is fairly understood.

Who you will ideally be:

Anyone really. Singles and couples are welcome (rental will not increase for a couple!!). If you're a clean and relatively neat person after a place that's within easy travel distance to work, after somewhere with VERY trustworthy and easy going housemates, then this may be the place for you!

Smokers however I'm not sure on. Personally if you smoke outside then it doesn't bother me the slightest as long as you're clean (no butts or ashes), however the landlords may feel differently. I don't believe it would be a problem though.

Be quick about it mang, I've already had a bite from a dude at work (no idea who he is though) and he seems pretty damn keen. Would rather someone from here though, especially since this fella is mid 40's and with his son.

You have to be like reliable though, you'll preferably be signing a new lease if you're up for a long term thing...(potential deal breaker for you if you aren't keen on that)

HURR DURR just got told the landlords want to increase rent to $430/week - though if I stay there and enter a new lease they'll only $420/week....therefore this advertisement needs to be amended - it is now $210/week for the room

$10 is fark all anyway haha

This is definitely still available. The guy I sorta had lined up knew the landlords, and the landlords for some odd reason didn't like the idea of him being on a lease due to conflict of interest??

I dunno, but Karl if you're keen (PM sent anyway) I'd be looking to get a 6 month lease to start with. I don't think there's a single thing you'd get sick of about living with me, so if the location and price are good then get on in!!

    • That's probably OK. That's a face to face compression joint between two surfaces with the clamping load provided by those bolts. So.... it's unlikely that the bolts will end up feeling that load in shear, unless the clamping surfaces are not large enough, bolts not got enough tension on them, etc etc to prevent the two faces from moving wrt each other. Which... I would hope the designers have considered, seeing as it's probably one of the most important things the upright has to do apart from resist collapsing in its own right. But yes, it would definitely be worth asking them what their safety factor on that part of the design was. I tend to think that the casting, being a casting, is not necessarily the strongest bit of material in the world. It's about an inch square, and when you think about the loads that are being put into it, you have to wonder what safety factor the Nissan boys (and every other OEM engineer who has designed all the millions of other uprights that look essentially the same) used to account for defective casting, aging, severe impacts on the wheel, etc etc. 
    • Those bolts would be orders of magnitude stronger that cast aluminium though.  And its mainly clamping force, not shear they are dealing with?
    • Except all that twisting force that is breaking a cast piece, appears to be going through 4 bolts in the picture Johnny posted of the BryPar one...
    • The smart approach is to use the gearbox loom from the manual car. Makes it a lot easier - just plugs into the switches on the box and plugs into the main loom up near the fusebox. Then you only need to deal with bypassing the inhibit switch. The other approach requires you to use the wiring diagram to identify those wires by colour and location, perhaps even indulging in a little multimeter action to trace them end to end to make sure, and then.... you will have the answers you need. The R34 wiring diagram is available on-line (no, I do not have a link to it myself - I would have to do a search if I wasn't able to go to the copy I have at home).
