Nothing wrong with Frankston, Seaford, Carrum etc still reasonable and you have the beach lifestyle, nothing beats a walk along the beach, whether in winter or summer. There's also easy freeway access into the city more so with Eastlink rumoured to open up early in first half of 2008, as there will be times you will want to get into the city, to watch a major sporting event NRL game, theatre, whatever your cup of tea.

Don't go to prefab suburbs like Berwick and further out, too boring, too much sameness they are like mass non descrip suburbs from America with no capital growth as thats where young couples who can't afford anywhere else are suffering from mortgage stress.

Im gonna have to print out a map and mark out all these areas so i know what Im looking at.

I've lived in what is generally considered a "bad" part of sydney my whole life and never had an issue so i guess bad suburbs are all relative to experiences.

Like i said i dont need to be within close distance of melb CBD.

Yes will be looking to move back to sydney within 3-4 years so growth would be nice... thats why i want an el cheapo house in Melb, so my mortgage hovers around 1k/month allowing me to save for an overpriced sydney house.

Im not a fan of new housing developments either, there are plenty here and the value will never go up.

Im heading to VIC at the end of the month to check out prospective living areas :bunny:

If you have more money to spend you could start looking at Frankston, although I haven't heard good things about the suburb.

I'm not sure if the northern suburbs of Melbourne have similar prices to what your looking for...

I'm considering buying an investment property in the area. It's close to the beach, the local council is pouring money into the place and there are many new developments including high rise apartments and a new marina going in. Admittedly there are some bad areas and drugo's around but it's slowly being cleaned up and every area has it's down side.

Frankston is a bit like Richmnond or St Kilda once was, has its seedy druggy side, skanky hookers in skanky brothels. But look what happens on weekends in Richmond and St Kilda, people from all over Melbourne swarm in for the restuarants, cafes etc. I was down by Frankston Pier outside Sophia's on Sunday it was packed and had a great vibe going. Every suburb has its bad pockets in isolated parts but it gives the suburb a real edge. Frankston is definitely on the way up.

I will also be moving to Melbourne in around 6 months and will be buying. I have done quite a bit of research and looking around.

I am looking for a quiet suburb within a reasonable distance to the city that I can buy a 3bd house for between 300~350.

I have come up with a shortlist of Reservoir, Rosanna, Preston around that area. nice quiet area and if you can get a place on the train line you are 20 min from the city. even closer if you drive.

Really keen to get down there and buy a place. I lived in Sydney for 5 years and really liked it even if it is a bit of a SH*^FIGHT.

haha quiet.. Rosanna is quiet.. Preston/Reservoir.. not so much >_< Burnout, commodore, P plater area..

Not good security around there either.

From memory, Preston is in the top 5 or maybe top 10 for most car thefts etc.

In the last 6 months before I moved from Thornbury (right next to Preston), there was 3 cars put up on bricks and their wheels were stolen, and one burnt out car.. on my street alone! This was about 2 years ago, they were pulling down alot of houses and building tiny units in their place.

Epping is alright. Lots of new housing areas are available for building on now. Easy access to the freeway.

House prices will only go up in the next 5 years, especially now they have redeveloped Epping plaza and fixed the bottleneck on the freeway.

It takes maybe 25-30min to Exhibition St via citylink and across top of the city... depending on time of day. Takes longer to drive across the city than it does to go down the freeway!

On Monday I went from Swanston St at 5pm to Thomastown in 15mins via citylink :thumbsup:

also saff_cossie is right about geelong.. if you need to drive to melb every morning.. forget it!

However if you're not driving to the city.. Norlane and Bell Park are nice areas, locals are nice as well.. more of a 'country' attitude compared to city suburbs.

And yes, anything West in Melb is the same as Western suburbs of Sydney.. not recommended...

Bayside is equivalent of the north shore with prices to match :thumbsup:

Werribee smells like the abattoir...

Dude agree with you on some of these, but how about adding a line or two after each suburb enlightening us all as to why you have come to your conclusions.

If you can work from anywhere and you just want a nice bit of land and house for your dogs - then why not consider something further away? Out country, or up in the hills somewhere..... just another idea.

Thats a lot of suburbs, you must move around a lot, if not you are purely going on reputation and the only thing that proves is your ignorance.

rosanna is nice n quiet. unless you live near the west heidelberg side.. which you don't want to, beleive me!

reservoir is expensive and you don't get alot of dickheads coming out at night. one side is all older and settled in families, the other is a whole lot of italians and so forth.. the community is pretty easy going

preston is f**ked. on average 1 car per day is stolen from Northland, the local shopping centre

expect a whole lot of bogans and commo's. you get the picture.

I live in sydney western suburbs and have never had a problem. Just depends what sort of street you're in, there are some bad ones here and some good ones like mine. I doubt melb's western suburbs are any worse than here.

As for getting out then coming back.. yeah i know. prices will rise here whilst Im gone but Im hoping by buying cheap elsewhere i'll be able to save. And i plan for my income to increase substantially whilst Im living away from everything that distracts me here :D

I was looking at Your Mortgage magazine today and they had an article about some of the cheapest suburbs in Melb (no mention of what they're like though).

This is whats listed:

Melton - median price only 185k! Looked on domain and found some decent looking homes there.

Deer Park

St Albans - whats bad about this place? Seems to get a bad wrap? Is it like Bankstown in Sydney? :D If so i'll give it a miss, otherwise could be ok? :rofl:

Cranbourne

Sunshine West

Werribee

Rosebud

Carrum Downs

Rye

Most of the above were showing growth over the past 12 months and all had average annual growth of over 8%.

I've increased my budget to 240k max as well. I'll get a better home for that price and its not a huge difference in repayments from 200k.

I've been looking at Adelaide as well but Melb seems to be the better choice (though i do like Adelaide) as far as return on investment when it comes time to sell.

Out of that list the only ones i would consider would be Rye, Carrum Downs (forgetting the shooting not long back) and Rosebud.

Werribe is a sh*tfarm... literally.

Scumshine takes after its name... and is west

the rest.... not even worth mentioning

Yeah I'd also like to know what your reasoning is there...

Some of those area's will be very big money makes, the problem is everyone thinks short term and want's a palace in Toorak as thier first house, it's just unrealistic.

Boom suburbs I can think of over the next 5-10 years will be -

  • Frankston
  • Croydon
  • Ringwood
  • Footscray
  • Seaford

And where are you from might I ask? Toorak? :D

I'll start with some reasons for you that I can think of -

Laverton - ?

Sunshine - ?

Cranbourne - Too far away

Boronia - ?

Footscray - Drugo's/scum bags (but this area WILL boom, check the property reports and financial figures)

Noble Park - Yeah that's easy

Doveton - Easy too

Pakenham - Too far from anything

Werribee - Long way away and it smells

    • As discussed in the previous post, the bushes in the 110 needed replacing. I took this opportunity to replace the castor bushes, the front lower control arm, lower the car and get the alignment dialled in with new tyres. I took it down to Alignment Motorsports on the GC to get this work done and also get more out of the Shockworks as I felt like I wasn't getting the full use out of them.  To cut a very long story short, it ended up being the case the passenger side castor arm wouldn't accept the brand new bush as the sleeve had worn badly enough to the point you could push the new bush in by hand and completely through. Trying a pair of TRD bushes didn't fix the issue either (I had originally gone with Hardrace bushes). We needed to urgently source another castor arm, and thankfully this was sourced and the guys at the shop worked on my car until 7pm on a Saturday to get everything done. The car rides a lot nicer now with the suspension dialled in properly. Lowered the car a little as well to suit the lower profile front tyres, and just bring the car down generally. Eternally thankful for the guys down at the shop to get the car sorted, we both pulled big favours from our contacts to get it done on the Saturday.  Also plugged in the new Stedi foglights into the S15, and even from a quick test in the garage I'm keen to see how they look out on the road. I had some concerns about the length of the LED body and whether it'd fit in the foglight housing but it's fine.  I've got a small window coming up next month where I'll likely get a little paint work done on the 110 to remove the rear wing, add a boot wing and roof wing, get the side skirt fixed up and colour match the little panel on the tail lights so that I can install some badges that I've kept in storage. I'm also tempted to put in a new pair of headlights on the 110.  Until then, here's some more pictures from Easter this year. 
    • I would put a fuel pressure gauge between the filter and the fuel rail, see if it's maintaining good fuel pressure at idle going up to the point when it stalls. Do you see any strange behavior in commanded fuel leading up to the point when it stalls? You might have to start going through the service manual and doing a long list of sensor tests if it's not the fuel system for whatever reason.
    • Hi,  Just joined the forum so I could share my "fix" of this problem. Might be of use to someone. Had the same hunting at idle issue on my V36 with VQ35HR engine after swapping the engine because the original one got overheated.  While changing the engine I made the mistake of cleaning the throttle bodies and tried all the tricks i could find to do a throttle relearn with no luck. Gave in and took it to a shop and they couldn't sort it. Then took it to my local Nissan dealership and they couldn't get it to idle properly. They said I'd need to replace the throttle bodies and the ecu probably costing more than the car is worth. So I had the idea of replacing the carbon I cleaned out with a thin layer of super glue and it's back to normal idle now. Bit rough but saved the car from the wreckers 🤣
    • After my last update, I went ahead with cleaning and restoring the entire fuel system. This included removing the tank and cleaning it with the Beyond Balistics solution, power washing it multiple times, drying it thoroughly, rinsing with IPA, drying again with heat gun and compressed air. Also, cleaning out the lines, fuel rail, and replacing the fuel pump with an OEM-style one. During the cleaning process, I replaced several hoses - including the breather hose on the fuel tank, which turned out to be the cause of the earlier fuel leak. This is what the old fuel filter looked like: Fuel tank before cleaning: Dirty Fuel Tank.mp4   Fuel tank after cleaning (some staining remains): Clean Fuel Tank.mp4 Both the OEM 270cc and new DeatschWerks 550cc injectors were cleaned professionally by a shop. Before reassembling everything, I tested the fuel flow by running the pump output into a container at the fuel filter location - flow looked good. I then fitted the new fuel filter and reassembled the rest of the system. Fuel Flow Test.mp4 Test 1 - 550cc injectors Ran the new fuel pump with its supplied diagonal strainer (different from OEM’s flat strainer) and my 550cc injectors using the same resized-injector map I had successfully used before. At first, it idled roughly and stalled when I applied throttle. Checked the spark plugs and found that they were fouled with carbon (likely from the earlier overly rich running when the injectors were clogged). After cleaning the plugs, the car started fine. However, it would only idle for 30–60 seconds before stalling, and while driving it would feel like a “fuel cut” after a few seconds - though it wouldn’t fully stall. Test 2 – Strainer swap Suspecting the diagonal strainer might not be reaching the tank bottom, I swapped it for the original flat strainer and filled the tank with ~45L of fuel. The issue persisted exactly the same. Test 3 – OEM injectors To eliminate tuning variables, I reinstalled the OEM 270cc injectors and reverted to the original map. Cleaned the spark plugs again just in-case. The stalling and “fuel cut” still remained.   At this stage, I suspect an intermittent power or connection fault at the fuel pump hanger, caused during the cleaning process. This has led me to look into getting Frenchy’s fuel hanger and replacing the unit entirely. TL;DR: Cleaned and restored the fuel system (tank, lines, rail, pump). Tested 550cc injectors with the same resized-injector map as before, but the car stalls at idle and experiences what feels like “fuel cut” after a few seconds of driving. Swapped back to OEM injectors with original map to rule out tuning, but the issue persists. Now suspecting an intermittent power or connection fault at the fuel pump hanger, possibly cause by the cleaning process.
