All I know is I've sold 112 in the last twelve months .. Zero fks given if ya'll poor folk can't afford em. Cos plenty people can and they ain't foreigners

What is happening in the west, or your locale, is a different situation to the east. Once the most expensive properties are bought up where do you think they will turn to for suburban living? It's a matter of time.

Yeah but how can you use a sample size from one suburb/west 'burbs to represent the buying population of Australia?

That doesn't fly with statistics yo'

Where my statistical brothers at?

Right here, let me crack open SPSS student edition (Alex kryptonite) and get a T value on his ass

Nah man no need I get paid a truck load for doin it, a medal seems a bit over the top

& birds I talking about factors around buying not just the income to purchase price

Oh so you would like to add the increased cost of living in there to further assist birds' point?

There are no factors that can directly and heavily influence more than a Chinese buyer swooping in 70k above at auction. No population demographic shift dual income interest rate super owners grant will change that. There are REAs in areas who won't even answer customer emails if they don't have a Chinese sounding last name.

real question for Alex.

how long should I wait on a block that has been on the market b4 I low ball them?

think found the right 1 just think it priced a little high..

been sitting there for 3 months so far.

know dem feels

In any case no one in here is stating housing has at this point become unaffordable, simply that it is becoming less affordable as time goes on and will eventually become unaffordable to many. Just because this hasn't happened yet doesn't mean it never will, at the current rate it's inevitable unless things are changed.

Timing isn't overly relevant to the transaction depends if vendor is motivated or not to meet the market.

Birds / ham - good luck is all I'll say for further reference review the bubble thread for reasons why your wrong

Huh?

Block of unused land has no benefit for the vendor. He/She cannot live on it or rent it out to pay the mortgage.

Any capital gain over the past 3-4 months would be hardly anything.

I reckon timing would play big for an unused lot, as long as it has some form of mortgage the vendor wants to flip.

my 2cents

exactly right.

a farmer is sub diving a Padock into 6 lots

5 - 6 acres each.

but that said he needs to run power/water to each (that part of the advertisement) plus fencing and such.

it's interesting there 6 blocks 5 currently at 350K 1 at 280

so they obviously trying to work out what price they should be at, from other blocks seen for sale I think 5 are 220ish and the one I want 250-260K

lol.

I'm happy renting for the time being. People getting bigger loans to pay for more expensive houses. I prefer money in my pocket even though it doesn't do any favours. Only benefit is I've got something to live off if work/pay slows down (which it has)

It's taking a holiday together for the last time before your life changes for ever. Not to mention the fact that you won't be able to have one for a long time afterwards

Not a difficult concept really

lol yeah, not a big fan of all the buzzwords and hashtag names for everything these days, but I don't see why you're getting so upset that a couple wants to go on a holiday together before they have a baby that can't travel for a while, not to mention less disposable income and complete lack of free time, what with having to feed/clothe/raise a child,

Nailed it

I understand pretty much none of what is being spoken about currently, I do however have a house which I can afford on a single income, because no women want me to be their life partner.

Lol you also don't earn average wage :P

    • Yeh I think i'll message an old contact i had for ages that manages his own tyre shop now.. n tell him what i want n work with him before ordering..  Got this 17x9 +30 Driftteks on 245/45/17 PSR Drag Radials on the rear.. They fit well - for your reference in future - Rear guards  have been lipped in & minimal to non flaring of the rear Gaurds.
    • If only it were that easy! I also needed to remove seats, shocks, brake calipers, send my car through a fence, and use measuring and ended up guessing because I didn't remove seats, shocks and brake calipers. It can be hard sometimes Can be a little more complex than 'just measure' if you want to truly measure the entire wheel through all of it's suspension travel. But if you aren't going for every last mm then yeah, you can check the space you currently have and guesstimate.
    • If you own a car, and it has wheels on it, and you know the offset of those wheels, and you have a measuring device, you have everything you need to work out if other wheels will fit.
    • Will this fit? but they are staggered set - RAYS 57DR SEMI GLOSS BLACK 18x8.5 +37 | 18x9.5 +38 5-114.3 STAGGERED SET   or If no go could just get a set 4's wheels of 18x8.5 +37 5-114.3 - would i run 8.5's 235s up front n 245's at the back if I do?   Thanks.
    • Put a clamp on your return line. I have a feeling it's sucking air, and introducing bubbles to your fuel. With a lot of fuel, less problematic. I'd honestly be redoing all the lines in the tank and clamps on everything.   Also, you've given two different answers to the same question: Asked if being followed by the police you could get down to use the whole tank, you said yes you could, so long as you keep off boost. However, you then followed this up that free revving, it would also cause the issues. I'm doubting free revving is enough to make any noticeable boost on what is likely a decent sized turbo.   So now I have to ask, can you actually drive it lightly and use all the fuel, or does it break up even free revving? Also, have you put a fuel pressure gauge on it? Can you hear the pump change noise at all when you're having this issue?
