What's the real-estate cycle? When do new properties typically get listed?

What's the go with the Easter rush? Why is there a massive drive to sell before Easter? What happens after Easter?

Cycle never ends - just shuts down mid dec starts again in feb for auction markets - but the properties are still there to buy.

Easter nah means nothing just a slow weekend so better to get in before rather than have your auction a week after a 4 day weekend talk about momentum killer.

After Easter people get slightly fatter I spose bout the only difference

April is a shit real estate month - Easter, Anzac day, school holidays go get yo self a bargain son.

#rentalproblems : landlord wants to put a dishwasher in the house. real estate agent says he's happy with us being here (i smell price hike coming...). real estate agent comes round to look for suitable place to put said dishwasher. realises theres no space in the kitchen so says it might have to go in the laundry (the only free-standing place left where i put washing basket, brooms and ironing board). she doesnt measure the space, says we'll see and then walks off.

got a call this morning that a dishwasher is being dropped off on thursday. i bet ya $20 it wont fit or will obstruct the doorway.

something i find about workshops (unless mainly in-out services) is that they never say no to work. even if they have like a queue of cars in the workshop waiting to be worked on.

i understand how a lot sort of wait on parts, or people busy working on the longer projects... but lots of places we see have like 2-5 people working and theres like 20 jobs on the go, with more coming in than they can finish.

im not saying i would do a better job managing a shop, and i understand there are quiet periods, but fark it would annoy me having people on your back about work not being started or finished yet.

As a business owner, it'd annoy me more if I had to pay staff hourly rates while they sit around twiddling their thumbs waiting for work to come in the door.

I'd rather be sending my car to a shop that you know is busy (IF you know they're busy because they're good, and won't start cutting corners to save time), compared to a shop that can take you immediately because they've got no customers (probably for a reason)

Also, I prefer dealing with business who are registered for GST, lol

    • I can see between the water jacket and cyl 3 there wasn't a hard line of combustion gas. It certainly appears that the issue is coming from there. Yes, checked the tension. All at 100ft lbs where I set them 5 years ago. These blocks can crack but generally when they have been over bored. Mine is only 0.5mm oversize at 89.5mm. They break between cylinders around the 91mm mark. No sign of that with mine. My gut feeling is the head gasket lifted a while back when the studs stretched and i bandaided it by retorquing the studs. It's finally let go.
    • My Nismo 1.5 churps a bit on reverse turns when cold, but besides that feels like a stock diff.

    • So, version 4 intake is on its way I was looking at these a while ago but at around $200 or more it was a little pricey for something that might not work, but, I had it in my watch list, but, I got a message saying it was on special, and I had a code thingie to use, it eventually came in at $120 delivered, so BAM, BUY NOW.....LOL I'll need to have a look when it arrives but I feel it will "look" better than what I currently have, as it comes with a PCV fitting, so I will be able to get rid of the alloy pipe that goes to the throttle body with the PCV fitting  Well, that's what the voices in my head are telling me  Oh, and this happened today Yeap, it was a Trojan, and it was cheap, so I headed back to the hardware store and actually spent a little bit more on a heavy duty,  one that was actually recommended by a plumber mate, a Cyclone one with a fibreglass handle that is actually rated for clay The broken shovel will eventually be "modified" into a short handle shovel
