Yeah the second one sounds more like what I want... Can't see the value of the properties going up that dramatically any time soon.

What's the go with the 5 year stuff, buying a house withn 5 years old etc, for claiming depreciation or whatever...if you buy a 4 year old house, does that mean you only get a year of whatever that claim is...

Tax depreciation report, claiming depreciation on building and fittings, nothing to do with 5 years. Though you get bigger advantages on new property

Or you buy an old property, Reno it with your tradie contacts & either flip it or rent. If you flip it you will have to pay 40% tax on the profit else just rent it for a larger sum which puts it close to the mortgage repayment.

I didn't really have a budget, but wasn't going to spend $5k on a laptop when I'm not even gonna use it for what it can do (gaming)

But I don't like buying inferior products either, so I said a number to give you guys a range to work within..

I got it for $2550 from centercom in the end... scorptec wouldn't go below the ticket price of $2649, online stores I could've got it for $2400-$2450 but I wanted to buy it in store..

I don't watch the show but I'm reading that the issue is the contestants doing all the work for 6 months? and only getting $10k as a couple

Though some got $300k plus

It's a reality show....

Their regular income would have been paid by the network in addition to the $10k, just like on masterchef etc... It's a GAMEshow... not everybody gets to win. Big Whoop... Harden up

My advice would be if its an investment property, move in for 6 - 12 months. Move out and go back to your rental for ~6 years

That way when you sell its Tax free in relation the capital gains

With so many people trying/doing exactly the same thing (buy, rent out, negative gear, buy again) where will the market go? The rental market is flooded with houses at the moment, a lot of them overpriced because people need the money to pay off the mortgage.

If rent is so much cheaper in the CBD than the burbs, i think rental prices are going to spread from the cbd outwards and shrink purely because there are so many investment properties & town houses popping up. Especially when a lot of older folks are trying desperately to make up for their lack of super. That plus foreign money snapping up properties... Somethings gotta give in the next few years.

Every dual income couple is jumping on the investment property wagon cause all their friends are doing it.

If you not willing to renovate, or move into it & your only advantage is an income, you are no different & will be competing with the same herd of sheep.

Yeh however they get $700 per person per week to cover expenses so hamish hit nail on the head they act entitled but it is what it is suck it up

    • Thanks for the linkie. Certainly always a great deal of help when people post comparisons like these, but I think for now I'll stay away from any semi slicks. I did go ahead and order the sportcontact 7. My buddy has them on his modified A4 and he keeps saying how good they are. For my intended purposes these will probably work real well. I'll report on them once I had the chance to try them out
    • Talk about noisy. Even when I still had the Tomei under the car I could distinctly hear the tires rolling. And I doubt I ever will need maximum grip like on a track. My GTR will maybe never even see the 600hp mark and I need to get used to the car quite a bit before challenging the limits of its handling. For the next winter storage I think I will get a set of these rubber drive-on thingies that have a tire shaped base. Those supposedly really help prevent flat spots.
    • Well our climate is definitely way less hot overall and the weather can be quite picky at times. I just know that during normal road use or even spirited drives there is no way I'd be able to consistently stay in the operating temperature, and constantly changing the tire pressure would also be a royal pain.
    • Input shaft bearing. They all do it. There is always rollover noise in Nissan boxes - particularly the big box. Don't worry about it unless it gets really growly.
    • For once a good news  It needed to be adjusted by that one nut and it is ok  At least something was easy But thank you very much for help. But a small issue is now(gearbox) that when the car is stationary you can hear "clinking" from gearbox so some of the bearing is 100% not that happy... It goes away once you push clutch so it is 100% gearbox. Just if you know...what that bearing could be? It sounding like "spun bearing" but it is louder.
