Bank valuations should never be made privvy to the client although some banks allow it.

It's for litigious reasons.

I wpuld never let a client know... you think it's bad for a house try explaining to someone you aren't telling them what the commercial val is when you just charged 10k for it :P

CBA, just speak to them. They are some of the best with rate matching. Their bankers have more pricing discretion than most.

Yeah but do I need a rate from someone else for them to match? Or just call up and say I want it lowered or I'll go somewhere else

You've confused me with the LVR shit now too, I'd imagine it's better to have a lower ratio, ie you owe f**k all but your house is worth heaps...

They're selling blocks of land across the road for a new estate, might go sus out what they're worth to give me an idea of what my block is worth now

Just go in with U bank's offer and tell them you will jump ship but would like to see if they can match it or at least come close as you really like the CBA service.

They wont beat it, but they might drop your rate

Banks value at contract price - for purchase anyway never more and almost never less unless you over pay big time

They sent the valuer out to inspect so I don't think they're going off what I paid... If they take into account shit I've done like landscaping, concrete, air con etc it'd have to be worth a bit more than it cost to build, and I'd say the land has gone up even if only a little. Will have to sus out the blocks across the road to get an idea...

She said she's pre approved me for around $400k to buy a rental so I can't be doing too badly in their eyes.

Have since changed plans since meeting with her though.. Instead of buying a place solely to rent out, I figure I'll buy a block in an area I wanna live, build a new place there then rent this one out... Just need to find a wide block in the area I want, need the width to fit a triple garage..

With higher risk and likely worse rates.

No one (virtually) is going to lend at 95% without LMI which at $400k will slug you an extra $8-10k

As an investment property that you may want to sell at any time depending on the market it is unwise to gear it so highly. For an owner/occupier it's more logical as you intend to live there for a while.

    • I can see between the water jacket and cyl 3 there wasn't a hard line of combustion gas. It certainly appears that the issue is coming from there. Yes, checked the tension. All at 100ft lbs where I set them 5 years ago. These blocks can crack but generally when they have been over bored. Mine is only 0.5mm oversize at 89.5mm. They break between cylinders around the 91mm mark. No sign of that with mine. My gut feeling is the head gasket lifted a while back when the studs stretched and i bandaided it by retorquing the studs. It's finally let go.
